7 Things to Consider Before You Start a Custom Home

Design, Interiors

Building a luxury custom home is one of life’s most exciting journeys, a rare opportunity to create something that’s uniquely yours from the ground up. But before you start choosing tile, paint, or cabinet hardware, there are a few key things to think about that can make all the difference in your experience (and your end result).

We’ve partnered with McIntyre Development, a premier luxury home builder known for their craftsmanship and client-centered approach, to bring you a balanced perspective from both the design and build sides of the process. Throughout the years, we have both helped countless clients transform their vision into reality and ultimately homes that are as functional as they are beautiful.

Whether you’re in the early dreaming stages or ready to break ground, here are seven important things to consider before you begin the process of building your luxury custom home.

1. Define How You Want Your Home to Feel

Before you think about square footage or floor plans, start with emotion. How do you want your home to feel when you walk through the door? Warm and layered? Light and minimal? Cozy and timeless?

When you can clearly define the atmosphere you’re trying to create, every design decision from layout to materials will flow more naturally.

Treasure in the Detail Tip: Start a simple Pinterest board or inspiration folder. Don’t overthink it – collect images that make you feel something, and patterns will start to emerge. This will help put your emotion to visuals and also be a great starting point for defining your style once you engage an Interior Designer. Our design team will thoughtfully review these images to uncover key themes and assist you in honing the overall aesthetic and direction for your home.

McIntyre Development Tip: We always begin by walking the property and thinking about how the home should live, not just how it should look. Natural light, sight lines, and how the architecture meets the landscape all set the tone before a single wall is drawn. A home’s “feel” starts with flow, proportion, and how the exterior connects to the interior.

2. Choose the Right Team

Your home-building journey will only be as smooth as the team that supports it. Choosing a builder, designer, and architect who communicate well (and collaborate early) is one of the best investments you can make.

At Treasure in the Detail, we love joining projects in the early stages, helping ensure the design intent aligns beautifully with the architectural plans. When your team is aligned out of the gate it will not only provide efficiency in timelines, but help take the stress out of building that dream home.

Treasure in the Detail Tip: Look for partners who listen as much as they lead. The right team will guide you – not push you –  toward great decisions. Engage a team you feel will comfortably work together and solve potential issues before they even land on your plate.

McIntyre Development Tip: The most successful projects are the ones where builder, architect, and designer collaborate early. We encourage clients to bring us in before plans are finalized – small tweaks early can save months later. When everyone shares the same vision from the start, construction runs smoother, budgets stay tighter, and the end result exceeds expectations.

3. Establish Your Budget (and Be Realistic)

A clear, well-structured budget sets the tone for the entire process. It not only guides design decisions but also ensures you’re spending where it matters most.

Think through what’s truly important to you these could include things like:

  • Custom Millwork
  • Statement Lighting
  • Cabinetry Details
  • Quality Furnishings (and where you’re comfortable simplifying)

Treasure in the Detail Tip: Always include a 10–15% contingency for the unexpected. Every project has surprises, and planning ahead keeps things stress-free.

McIntyre Development Tip: Transparency is key. We like to break the budget into phases: site work, structure, finishes, and furnishings, so clients see where every dollar goes. It’s also wise to establish must-haves versus nice-to-haves early. That way, when surprises arise, you’re making thoughtful adjustments instead of emotional ones.

4. Understand the Timeline

Custom homes take time, sometimes more than you expect. Weather, supply chain, and permitting can all affect the schedule. The earlier you understand the timeline, the better you can plan life around it.

Treasure in the Detail Tip: Build in time for design decisions. The more proactive you can be early on, the smoother your construction process will be later. A trusted Interior Design Team will also assist with ensuring that the timeline and process are aligned with your builder & architect team.

McIntyre Development Tip: A luxury home is a marathon, not a sprint. Between permitting, engineering, and inspections, the process takes time. What matters is momentum and communication – knowing what’s next and how each stage affects the next. We provide clients with milestone updates so there are no surprises and decisions can stay ahead of the build schedule.

5. Prioritize Function as Much as Form

It’s easy to get lost in the aesthetics, but your home should also work beautifully. Consider how you live day-to-day: where you drop your keys, how you entertain, and what storage solutions make life easier.

Treasure in the Detail Tip:  Think about lifestyle flow –  from kitchen prep zones, to entertaining areas,  to morning routines. A beautiful home starts with practical design that is tailored to you!

McIntyre Development Tip: Every space should have a purpose. We think about how each room will actually be used; how doors swing, where traffic flows, and how furniture fits. A great design becomes a great home when it works seamlessly for the way you live every day, from morning routines to weekend entertaining.

6. Think Long Term

Design trends come and go, but great design endures. Choose finishes, materials, and layouts that will stand the test of time, both stylistically and in quality.

Treasure in the Detail Tip: Invest in foundational pieces that last like: cabinetry, flooring, and stone. Have fun with smaller items like hardware and décor that are easier to refresh later.

McIntyre Development Tip: We build homes meant to last for generations. That means using proven construction methods, timeless materials, and flexible layouts that can adapt as your family or lifestyle evolves. Classic architecture with thoughtful updates will always outlast trends, and hold its value over time.

7. Enjoy the Process

Building a luxury custom home is a big milestone, and it should be exciting! There will be decisions, deadlines, and a few unexpected turns, but trust your team and stay focused on the vision.

Treasure in the Detail: Document your journey: take photos, save swatches, and celebrate the milestones. It’s all part of your story.

McIntyre Development Tip: Our favorite clients are the ones who stay curious and involved. Building your home should be exciting, watching ideas take shape is part of the fun. We handle the heavy lifting so you can focus on the creative moments: choosing finishes, seeing the first walls go up, and walking your completed home for the first time.

Building a custom home is a deeply personal and rewarding experience. One that blends creativity, craftsmanship, and collaboration at every stage. With the right team by your side, the process can be as seamless and inspiring as the finished home itself.

At Treasure in the Detail and McIntyre Development, our shared goal is to bring your vision to life through thoughtful design and exceptional execution. From blueprint to final styling, we’re here to guide you through every decision, ensuring your home feels like a true reflection of you.
